Ruddington Pub Plans Approved

A revised planning application with a slightly scaled down extension to an historic Ruddington public house has been approved by Rushcliffe Borough Council (RBC).

Original plans revealed in July, to substantially expand The Frame Breakers at the corner of High Street and Kirk Lane by way of a three storey side extension with two storey side and rear extension to the existing building, received a negative reaction from some villagers and Ruddington Parish Council.  Consequently these proposals were withdrawn before even being put in front of the authority’s planning committee for consideration.

The revised extension, once again drawn up by Welham Architects (top image), was put forward for consultation last month and, following much more positive feedback, got approved by RBC planners this week (Thursday 21st December 2023) subject to 14 conditions – many to control noise and potential nuisance. It still includes a new ground floor dining room and outdoor seating area along Kirk Lane but retains more of the existing front wall and greenery than on the original plans. Four one-bedroomed self catering units will be created on the new first floor and four further standard bedrooms on the second floor of the existing building.

Frame Breakers’ licensee, John Noble, told RUDDINGTON.info: “The original application was pulled to address and iron out the comments made. It has now been reduced in size and will be a two storey extension, and the flat roof had been replaced with a pitch. The brickwork has also altered to be more in keeping with the area. There will also be a lot of internal changes to the current building on the two floors above.”

Now approval has been given, John says: “There isn’t any set timescale as of yet. However, the business will continue to open as usual, with as minimal disruption as possible, because the ground floor will remain the same as is.”

Getting these plans passed is the second ‘early Christmas present’ for the inn’s owners this month, after The Frame Breakers also beat off some stiff competition to win this year’s vote as the ‘Best Pub in Rushcliffe’. The annual awards are run by Rushcliffe MP, Ruth Edwards, who again conducted a public poll on her website before announcing the results on December 2nd to celebrate ‘Small Business Saturday’.
