Appeal Against Planning Refusal on The Green

Rushcliffe Borough Council’s refusal of permission to build a contemporary, new home at the heart of Ruddington’s conservation area [22/00485/FUL] is being appealed by the applicant.

In March 2022 Building Design (Nottm) Ltd submitted plans to demolish the current garage belonging to 6, The Green (‘The White House’) to make way for a modern two storey house (plus attic room) to be built ‘next door’ over the current garden – filling the “gap” seen in the photograph above. Now it seems these controversial plans may yet see the light of day – with an appeal lodged with The Government Planning Inspectorate by HEAL Associates on behalf of Mr M Reaston of 6, The Green to try to overturn the planning refusal in June 2022 by Rushcliffe Borough Council (RBC). Emily Greenwood of RBC’s Development Control office has been told in a letter from an unnamed ‘deployment officer’ that a ‘suitable’ Planning Inspector will now be appointed to this case to begin the appeal – with a site visit and public hearings to take place in due course.

This procedure will sound very familiar to Ruddington residents who campaigned long and hard against the ‘Wilbur Chase’ housing development – for which outline planning permission was rejected by RBC before being allowed on appeal by a Government Planning Inspector. A second appeal over RBC’s refusal of access via Musters Road was then also allowed by another Government Planning Inspector.

During RBC’s public consultation last year there were 89 written objections to the plans for this new property alongside The Green with no one supporting it. Ruddington Borough Councillor Jen Walker and Mike Ader of Ruddington Action Group also spoke out against the proposal.


UPDATE 28th July 2023

After a site visit made on 16th May 2023
by Government Planning Inspector J Williamson BSc (Hons) MPlan MRTPI, the appeal against RBC’s refusal was dismissed.
