New Dwelling Declined

Plans to erect a contemporary, new home in Ruddington’s conservation area, right alongside The Green, have been rejected by Rushcliffe Borough Council (RBC).

The application [22/00485/FUL] by Building Design (Nottm) Ltd would have seen the demolition of the garage belonging to 6, The Green (‘The White House’) to make way for a modern two storey house (plus attic room) to be built ‘next door’ over the current garden – filling the “gap” seen in the photograph above. The two reasons RBC gives for rejecting these plans are:-

  1. “The proposal, by virtue of its scale, design and siting would not represent an acceptable form of development for this prominent site and would fail to sustain or enhance the character and appearance of the Ruddington Conservation Area.”
  2. “The proposed development would adversely impact upon the amenity of neighbouring residents by virtue of overbearing impact, loss of natural light and loss of privacy. In addition the proposal would result in the loss of residential gardens for the existing dwellings on the wider site to the detriment of their future reuse.”

The authority also makes reference to the Ruddington Neighbourhood Plan adopted in 2021, citing that the application fails to comply with the design guide within it, along with other planning policies. It adds there are fundamental policy objections to the proposal and it is considered that these cannot be overcome. Planning Officer Emily Dodd reveals: “The applicant has been made aware of the situation in writing and given the opportunity to withdraw the application. However, determination was requested and the decision has not been delayed further by discussions which cannot resolve the reasons for refusal.”

The decision will come as welcome news to Ruddington Parish CouncilRuddington Action Group, Rushcliffe Borough Councillors Jen Walker & Mike Gaunt, and to the 89 members of the public who all formally objected to these plans.
