Following last year’s public consultation, a further FOUR sites where new housing developments might be built in Ruddington have now been identified by Rushcliffe Borough Council.
These are shown as RUD11, RUD12, RUD13 & RUD14 on a newly published map – adding to ten original sites aiming to accomodate at least another 250 houses on our greenbelt by 2028.
A statement on their planning website about The Local Plan Part 2 explains “We are now undertaking an additional round of consultation to consider further where new homes might be built. The main reason for this latest consultation is because extra land may potentially be needed for housing development within Rushcliffe. This could include identifying sites for new homes at a wider range of towns and villages than was previously being considered. This includes the villages of Cotgrave, Cropwell Bishop, East Bridgford, Gotham, Sutton Bonington and Tollerton.”
For Ruddington, the Core Strategy originally set a target of a minimum of 250 new homes to be built on our greenfield sites up to 2028. It seems there are, as yet, no sites already built or with planning permission which would count against this target. The most worrying statement for village residents on this latest RBC document is that “It may now, in light of the current shortfall in the amount of land available for housing development over the next few years, be necessary for the village to accommodate more homes than the minimum 250 home requirement.” It then goes on to say “The total amount of land that Local Plan Part 2 will identify as suitable for housing development will, ultimately, be dependent on a range of factors including the capacity of local facilities (e.g. schools, doctors’ surgery) and infrastructure (e.g. local roads) to sustain new homes, the potential physical impact of development on locations around the village, including how the Green Belt would be affected, and how quickly particular sites would be able to deliver new homes.”
No further RBC public consultation event has been arranged in Ruddington to present this additional information. However Ruddington Parish Council has organised its own public meeting at St Peter’s Rooms on 11th April at 7.30pm and reached agreement with Rushcliffe Borough Council that it can delay its response until after that meeting has taken place.
Nevertheless if you wish to comment personally on any of the “further options” consultation documents you must do so by 5pm on Friday 31 March 2017 at the latest.

At the same time, Rushcliffe is also consulting on a Community Infrastructure Levy (CIL) which it can charge on new development to fund infrastructure needed to support development. As part of preparing the CIL, Rushcliffe has produced a CIL Preliminary Draft Charging Schedule on which it is also seeking public opinion.
