Balmore To Get Bigger

Hot on the heels of planning approval being given to developers to build a major new retirement complex in Manor Park, Rushcliffe Borough Council (RBC) has also given the go-ahead for a major expansion of existing accommodation for elderly residents in Ruddington.

Balmore Nursing Home has been granted permission for “two storey and single storey extensions to provide 24 additional bedrooms, an additional conservatory, further sitting room accommodation and additional car parking” on its four acre site at 245-247 Loughborough Road. “Demolition of ancillary buildings” is being allowed in order to create space for the new extensions.

As well as being within the protected Ruddington Conservation Area this former country residence was also historically on our Green Belt, therefore further building here has been contentious. However, now that the agricultural land bordering it on two sides has been approved for major green field housing estates, as part of the Rushcliffe Local Plan Part 2, it seems the Green Belt boundary has been moved – so this constraint no longer applies.

Ruddington Parish Council did not object to the proposals and only one public objection was received from a Loughborough Road resident concerned that: “The proposed new site entrance may cause difficulties in placing a light controlled pedestrian crossing in this area of the A60 in relation to the directly neighbouring development of 180 houses off Mere Way.”

RBC’s approval to My Care Ltd is conditional on implementing the most recent plans submitted, including improved site access and providing extra landscaping and tree planting to adequately screen the property. It states the latter “shall be carried out in the first tree planting season following the substantial completion of the development. Any trees or plants which within a period of 5 years from the completion of the development die, are removed or become seriously damaged or diseased shall be replaced in the next planting season with others of similar size and species, unless the Borough Council gives written consent to any variation.”
