Revised Access Plans for Asher Lane Rejected

In May we reported how Space Foods Ltd had successfully appealed to the Planning Inspectorate to allow it outline planning permission for 175 new homes on Green Belt land it owns south of Musters Road.

This shock decision was despite massive opposition to the development from residents, Ruddington Parish Council – and Rushcliffe Borough Council’s refusal of the plans. Although originally considered as part of its Local Plan Part 2 (RUD07) three other village Green Belt sites were chosen in preference.

75, Musters Road would be bulldozed

The outline plans that were given the green light on appeal show access to the new housing development via two points off Asher Lane alongside Rushcliffe Country Park. This is despite a subsequent revision by the land owners suggesting an alternative route in from the north. Space Foods has purchased 75, Musters Road {pictured right} with a view to demolishing the property to put an access road through there instead. That proposal is now back on the table – and due to be considered at the Borough Council Planning Meeting tonight (Thursday 11th October). If approved, this would give drivers the option of entering and exiting the new estate via Distillery Street and Sandhurst Drive or going via part of Asher Lane and on to Musters Road. To facilitate the new road in, proposals have been drawn up to redesign the junction between Musters Road and Western Fields – giving priority to vehicles to and from the new development:

This Thursday’s Planning Meeting takes place in the Council Chamber at Rushcliffe Arena, Rugby Road, West Bridgford, from 6.30pm until late. It is open to members of the public – but only those who’ve registered a question in advance will be permitted to speak.

*UPDATE 12th OCTOBER 2018:

The proposed new access route to the new estate by demolishing 75, Musters Road was REJECTED at the Rushcliffe Planning Meeting last night.

Rushcliffe Borough Council’s Executive Manager for Communities, Dave Mitchell, said: “The application was refused on grounds that the development would unacceptably impact on the amenities of the properties immediately adjacent to the site access point and in the wider area along Musters Road and Distillery Street by reason of increased noise and disturbance from vehicle movements associated with the development.”

Space Foods Limited now has a right to appeal this decision – or modify and resubmit its plans to mitigate concerns.

If the refusal stands, any development will need to be along the lines of the Planning Inspector’s original approval via two access points to Asher Lane from the south {see map below}. To enable this, an upgrade of Asher Lane – including new pavements and new parking restrictions through to the site – will need to be funded by the developers.
