Asher Lane Housing Plans Refused

Ruddington residents can breathe a sigh of relief – for now – after Rushcliffe Borough Council rejected plans to build 175 new homes on our Green Belt north of Asher Lane. The proposals were lodged by land owners Space Foods Ltd back in January after a previous application for 250 houses on the same site was withdrawn just over two years earlier.

In the subsequent public consultation about the development (see map below) 655 people objected to the plans with only 2 supporting them.

ALL the documents relating to this application can be found >>HERE<< and you can read the background >>HERE<<.

RBC planners threw out the plans primarily because “The site is within the Green Belt where residential development of the scale proposed is considered to be inappropriate development.”  They also stated “The proposed development of 175 houses would result in severe impacts on the local highway network and the submission does not adequately demonstrate that such impacts could be adequately mitigated.” Another factor in the refusal was “…the noise from the barking and howling of dogs at the established boarding kennels to the west of the site on Asher Lane…”  You can read the full Notice of Refusal >>HERE<<.

However the prospect of large housing estates on Ruddington’s Green Belt is still very real since Rushcliffe’s own Core Strategy originally set a target of a minimum of 250 new homes to be built on our greenfield sites up to 2028. It seems there are, as yet, no sites already built or with planning permission which would count against this target. Warnings have also been issued that this 250 homes target could be increased.

An additional public consultation on the Local Plan Part Two identifying four possible additional Ruddington sites as “Further Options” has recently taken place. And Ruddington Parish Council has organised its own public meeting in St Peter’s Rooms on 11th April at 7.30pm having reached agreement with Rushcliffe Borough Council that it can delay its response to this consultation until after this meeting – so there’s still time to go along on Tuesday and have your say!
